I also completed this course during the quarantine. Learned a lot and was pleasantly surprised that Mr. Bob Bly was mentioned several times during the course– because I bought copywriting ebooks from him years ago and I was sold to be a copywriter! Chuckles.

Yay! I completed this course during the quarantine. Learned valuable information that I can use not only as a Virtual Assistant, but also as a business owner (if I choose to in the future).

My main takeaway is understanding the importance of collecting quality data and using it to make “informed” decisions.

A Whacky Crazy Way To Create a Viral Video

Recently, I saw a viral video of a 7-year-old girl. Netizens named her “fadlack girl”. 

This cute little vlogger has a very interesting and fun topic to talk about… 

A padlock?

She started her video, like everyone else, by greeting her viewers except that hers was full of enthusiasm. And a lot of confidence in her chosen topic. 

In no time, she began showing her priceless padlock.

Said she found the “fadlack” (her pronunciation of padlock) at her school…

But her ‘review’ of the padlock was quickly interrupted…

With all honesty… and with the look on her face… she blurted out:

 “…But guys, I need to poo.” 

And she hurriedly grabbed that phone she’s using and stopped filming. And without a doubt in my mind, I believe she rushed to the toilet, Chuckles.      

For sure professional vloggers won’t dare to tell their viewers that they feel like going to the toilet while filming. And I bet they spend a lot of time and money editing their videos and deleting mistakes. But sometimes, a mistake is all you need to be famous. Haha!  

The point? Mistakes like that are funny. But mistakes in real estate investing are not. And so here are the 3 common mistakes new apartment investors make:

Mistake #1. Believing the marketing brochures 

Don’t forget that real estate brochures are marketing materials designed to make the property look good and support the asking price. If you want to make sure that the numbers in the brochure is accurate, get the property operating data from the current owner. Practice due diligence by getting the data for the past year. 

Mistake #2. Failing to predict the operating expenses

To avoid this mistake, use the annual property operating data you got from the current owner. Expenses like insurance, maintenance, utilities, taxes etc. will give you a rough estimate of what to expect. And don’t forget to include inflation in your calculations.

Often, the operating expenses is equal to 50% of the income. So keep this in mind as you make a budget. 

Mistake #3. Hiring the wrong property manager

Should you decide to have someone else manage your property, which is the best thing to do if you don’t know anything about managing an apartment or if you just want to have more time doing other wealth building activities,  you may want to look at different property management companies to find the right property manager for you. 

A great property manager can make you more money, because happy residents and staff equals more money for you. 

My financial mentor said, it’s not only wiser, but also less costly to learn from other people’s mistakes.

You have probably heard that there’s no such thing as a “perfect deal”, but you can have ALMOST perfect deal by consulting the experts.

We Will Surely Perish

Isn’t it easy to be normal and to live normal? Eat, buy, and do what the majority does? Oh yeah! Maybe that’s why SM’s (malls) are popping up everywhere. Because–“SM got it all for you!”  

It’s hard to be abnormal in this world and stand up for what you believe is right and good. Well… not with the brave and inspiring sisters we recently met. The Medical Mission Sisters!

They built the Haven For Ecological And Alternative Living (HEAL). It is a training and demonstration center that promotes the care and well-being of Mother Earth. It is a place of HOPE that reconnects us to the community of life.

A good friend invited us, the Intercessory Ministry, to visit and experience an alternative and sustainable eco-friendly way of life at the farm in Pangasinan, Philippines. We ate fresh, healthy meals and refreshments. But the biggest takeaway from that visit was the realization of the current condition of our common home– Mother Earth. 

We watched eye-opening documentaries about climate change and global warming. If you think that’s boring, it’s not. It’s like a scary movie, except that it’s so real (based on facts) and won’t make you fall asleep!   

I learned that our choices (how we live) affect not only ourselves but also the environment and the future home of our grandchildren. They will experience (inherit) the effects of our choices today. 

Now what? Are you scared? If you are, good. That probably means you care.  

Never fear. Because there’s always hope. If you look around, there are many people like the Medical Mission Sisters who make an effort in big or small ways to care for our only home. Together we can restore our very beautiful Mother Earth back to its original state of balance and harmony.

We can show our support to these organizations in many ways. It’s not all or nothing as what they say. Do your own research and do whatever you can to help the environment, right where you are. And I hope to do the same.

How to Create Custom Thumbnail for Youtube Videos

This is one of the tutorials I did for my client, so that if ever I can’t work for some reasons, she can have someone do it and it will save her time of teaching the other person on how to do things. Hope this helps you.  

How to add Captions on YouTube

When my client asked me to add captions on her YouTube videos, in my mind I was like — for what? You see my client is a voice coach and I don’t see the point of having captions on her videos for the viewers want to hear her and not read! But she’s the boss he he! and so I did it.

While researching on how to do it, I found out that captions are useful for viewers who are deaf or hard of hearing, as well as for those who speak other languages. Makes sense, right?
